Context

The site required a two-stage build to maintain cash flow during construction. The developer needed a building that would stand out in a competitive market while leveraging their in-house precast concrete capabilities.

Two-stage construction timeline, underground parking requirements, mixed-use zoning, and the need to incorporate the developer's own precast concrete manufacturing into the design language.
Design Decisions
Textured precast concrete cladding was selected as both an architectural feature and a practical choice, drawing from international design trends while showcasing the developer's manufacturing expertise. Mezzanine levels maximised usable floor area within height restrictions.
Technical Execution
Underground parking was integrated beneath the structure with office spaces above. Ground floor units were designed with mezzanine levels for flexibility. The concrete cladding was manufactured in-house and installed as a distinctive facade treatment.
Outcome
The building became a recognisable addition to the central city, with its distinctive concrete cladding creating a strong market identity. The flexible floor plans attracted a range of tenants across office, retail, and remote work uses.
